Friday, September 15, 2006 Site Plan for the RMCI Mission Project What we have is a 16.5 acre site zoned RE-B. This density allows 1-3.5/ units per acre. The site is relatively flat along Mission and slopes considerably as you go south and east. We preformed a slope analysis of the site and determined the maximum allowable density to be 35 units. Working w/ our engineer and architect we came up w/ a plan utilizing the flatter portion of the site. The total graded area is 5.8 acres and pad size is 3.7 acres. This leaves approximately 11 acres of preserved open space. Our engineer for conceptual reasons plotted the max density making sure all parking and usable open space guidelines were met. We have proposed a clustered zero lot detached product. We felt detached homes fit into the neighborhood better than an attached product. RMCI feels the project will provide many benefits to the community. We would be improving the intersection of Mission and Butler as well as frontage improvements (curb, gutter and sidewalk) along Mission. The improvements would also include channeling and under grounding the open drainage ditch that currently exists along Mission. We would also be under grounding several of the power poles in the area. Although a complete report has not been done we believe the traffic impact to existing residents would be minimal as the majority would most likely access the site from Mission limiting the burden on interior neighborhood streets.
